How Property Taxes Are Pro-Rated in Tampa

January-August

Taxes are pro-rated based on the last available tax bill. Seller credits Buyer for his pre-rated portion from January 1 to the day of closing. Buyer (now the new owner) pays the bill when it comes out in November.

September-October

Taxes are collected from buyer based on last available tax bill plus 25% to be held until tax bill comes out. Seller credit buyer for his pro-rated portion from January 1 to the day of closing. When the tax bill comes out showing correct amount owed, the title company pays the bill and returns the overage to buyer (now the new owner).

November-December

Tax bills are out and taxes are payable.

1) If tax bill is posted as PAID: Buyer credits his pro-rated portion from teh day of closing to Dec 31.

2) If tax bill is posted as UNPAID & Seller’s taxes are NOT escrowed: Taxes are collected from the Seller. Buyer credits Seller his pro-rated portion from day of closing to Dec 31. Title Company sends payment to the Tax Collector.

3) If tax bill is posted as UNPAID and Seller’s taxes are ARE escrowed: Buyer credits Seller his pro-rated portion from the day of closing to Dec  31. Taxes are collected from the Seller but the Title Company holds money in escrow until tax bill is posted as “Paid”. Full escrowed amount is returned immediately to Seller.

$6500 Move-Up Buyer Details

  • Who is eligible to claim the $6,500 tax credit?
    Qualified move-up or repeat home buyers purchasing any kind of home are eligible to claim this credit.
  • What is the definition of a move-up or repeat home buyer?
    The law defines a tax credit qualified move-up home buyer (“long-time resident”) as a person who has owned and resided in the same home for at least five consecutive years of the eight years prior to the purchase date. For married taxpayers, the law tests the homeownership history of both the home buyer and his/her spouse. That is, both spouses must qualify as long-time residents, with at least five years of principal residency for each. Repeat home buyers do not have to purchase a home that is more expensive than their previous home to qualify for the tax credit.
  • How is the amount of the tax credit determined?
    The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $6,500. Purchases of homes priced above $800,000 are not eligible for the tax credit.

    There are three ways to contact the White House to request President Obama’s support for funding High-Speed Rail in Florida.
    1. Call the White House at 202-456-1111 in support of Florida High Speed Rail.    Leave a message of support for funding Florida High-Speed rail. Ask the President to provide $2.53 billion to fund construction of High Speed rail between Tampa and Orlando and start planning for Orlando to Miami.     2. Email the White House at  www.whitehouse.gov/CONTACT/
    You will need to complete a short form before leaving an email message.   Here is a prepared message that you may wish to cut and paste onto the White House email page.

    Dear Mr. President:

    Please support Florida’s request for $2.53 billion to build High Speed rail between Tampa and Orlando and plan High Speed rail beteween Orlando and Miami.  Florida is ready to build High Speed rail fast and create jobs fast.  Tampa to Orlando is shovel ready.  Florida estimates that construction of this segment alone will create 23,000 jobs and can be completed by 2014.  With our unemployment over 12% and the construction industry unemployment at much higher rates, we need the jobs now, and can create them now.   Plus the Governor and Florida Legislature just approved a new Florida Rail Enterprise Fund with strong bi-partisan support.  This gives Florida a strong foundation for moving forward with High Speed rail, intercity rail and commuter rail in the 21st Century.

    3. Write a letter to the White House and mail it to:
